Let’s be honest about what’s happening in our local market.

✔️ 49 homes sold — down from last year.
✔️ 422 active listings — more choice for buyers.
✔️ 46 days on market — patience is becoming part of the process.
✔️ $873,859 average sale price — but that number doesn’t tell the whole story.

So, what does this mean?

Buyers have more negotiating power and more time to make informed decisions. Sellers can absolutely still sell, but pricing realistically, presenting their home well, and having the right strategy matter more than ever.

And while the average sale price is up compared with last year, that doesn’t mean every home has increased in value.

My honest take? This isn’t a market for guesswork or unrealistic expectations. It’s a market for good advice, smart decisions, and a strategy tailored to your property and your goals.
