What started as an idea turned into a LOT of work, a lot of learning, and, eventually, a real business.

From leaving property management to becoming a home inspector, building a website, figuring out software, getting certified, completing my national certificate with CAHPI and buying entirely too much equipment! It’s been quite the journey.

And I’m just getting started.

I’m so grateful for everyone who has supported me, recommended me, booked an inspection, shared a post, or simply followed along.

I’m excited to keep building this business, sharing what I learn along the way, and bringing you along for the ride!

Why should you keep tree branches away from your house?

I don’t know a home inspector who wouldn’t call this out!

Here’s why:

🌿 Branches can rub against your roof, causing premature wear and damage.

🐿️ They give critters an easy route onto your roof and into places they shouldn’t be.

🌱 Leaves and debris can build up, encouraging moss and mildew and contributing to roof deterioration.

🍁 They can clog gutters and downspouts, leading to water draining where you don’t want it (including around your foundation).

It’s a simple maintenance item that can make a big difference.

A quick trim in the spring and fall can go a long way!

Big news! I’ll be adding new services over the next few months…

When I first started my business, it was always my goal to focus more on inspecting rural properties.

I lived on farms for almost 20 years. I know firsthand that there’s a lot to love about country living. But there are also a few things that come with the territory!

First up: septic inspections.
It’s pretty rare to find a rural property without one, and I already have a good understanding of how these systems work. Now, I’ll be adding the training and tools needed to provide my clients with a thorough, detailed report on their septic system.

Hoping to have this service available by the end of the year!

And that’s not all. I have a few more things in the works, including WETT certification, so stay tuned!

My goal is to keep making the home-buying process easier for my clients and the realtors I work with. If you’re hiring an inspector, why not have as much as possible covered by one person?

More services, more knowledge, and hopefully a little less running around for everyone!

I'm seeing a lot of this lately!

Whether it's just worn out, or a critter decided it looked like a delicious snack, a damaged plumbing vent boot can become a much bigger problem.

Once I went into the attic, I could see daylight coming through. And unfortunately, that means rain is getting in too.

It might not show up as a leak right away, but give it some time and that water can start causing damage in your attic and eventually to your interior finishes.

So while you're doing all those fall maintenance jobs, add a quick roof check to the list.

If you have a boot that looks like this, get it replaced before the snow flies!

A small roof repair now can save you from a much bigger headache later.

Here’s what I’ve been up to this summer!

Did you know that in Ontario, home inspectors are not currently required to be licensed? That means it’s especially important to look at an inspector’s training, experience and professional credentials when making your choice.

I’ve spent the last couple of months working towards something that I’m especially proud of.

Earning my CAHPI National Certificate meant passing the CAHPI National Exam, completing mentored inspections and having a report reviewed and verified.

Being a member of CAHPI also means I follow recognized inspection standards and a Code of Ethics. Not to mention continuing education requirements to keep up my membership!

There’s always something new to learn, another system to understand, and another house that can surprise you.

Buying a home is a BIG deal. You want someone who takes the job seriously and is committed to continuing to learn.

With all this rain today, it seems like the perfect time to talk about why I’m not a huge fan of below-grade downspouts.

They look nice and tidy, but once that downspout disappears underground, it’s hard to see where the water is going.

And if that underground pipe becomes blocked, damaged, disconnected, or starts leaking, you may not know until you have water collecting around the foundation.

While not technically a defect, I always want to know where that water is going and whether the system is functioning properly.

With above-grade extensions, you can easily spot problems before they become bigger ones. They don’t look as pretty, but it’s much easier to manage water around your foundation when you can actually see it.

You might not think twice about downspouts when viewing a house. That’s exactly why a home inspection is worth it!

The shingles on this house didn’t look too bad from the ground. But once I got my camera up there, I noticed most of the ridge caps were in pretty rough shape.

Another example of how some issues can be easy to miss without getting a closer look.

A home inspection can help identify potentially costly repairs before you buy. You get a better understanding of the home and what you may be taking on!

Thinking about buying a home? Don’t skip the inspection!

Spoiler alert: marketing is not my forte, so please bear with me! But hey, I’m pretty good at inspecting homes!!!

Some girls chase sunsets on vacation.
Vacation mode: ON. Inspector brain: also ON. That horizontal crack running the length of the pool wall had my full attention before I even found the swim-up bar. Can’t help it, it’s just how I see the world now.

Also, HAPPY CANADA DAY!
