This is some serious water pressure.
💪 💪

Most residential systems ideally operate (40-60) psi.

Anything over 80 exceeds most model plumbing code limits and or risks damaging plumbing systems.

This guy was floatin over 110 psi. We cannot always assume the gauge is working. So a second test proved we had plus 110 psi.

This is an immediate phone ☎️ call to the home owner or listing agent to ensure their awareness of the situation.

Dishwashers.

What could go wrong?

A lot of dishwashers inspected are found unsecured against their shell surrounding.

A loaded dishwasher with the door open can fall causing issues for the plumbing connections or electrical. Possibly fall on a child.

Ensure your dish washers are always secured against the shell surrounding and free from movement.

Good catch on this inspection.

Speaking of fires. 🔥

This is how you start one.

Tuck tape is not an acceptable means for covering stove pipe flu ends.

This unit is a dual sided chimney system to support a kitchen cooking stove and on the flip side a wood heating stove.

Only approved CSA chimney flu stove piping is allowed to be used for a chimney cap.

Ensure to check with a WETT agency when having a system installed or approved.

It’s Tuesday already.

Check this :

Yes, we will inspect and rule out the type of vent fan you have and ensure it’s working or not.

However, that doesn’t rule out if it needs some routine maintenance. Overtime your kitchen fan will collect hoards of grease and oil build up which can lead to efficiency concerns or even fire risk potential.

It’s important to routinely clean your fan system. Something to address when taking ownership of your new or existing home.

Tech tip Tuesday.

In rural neighborhoods, most folks utilize a well pump pressure switch to power and maintain the water pressure in their plumbing system.

Often we will find the cover missing the securing fastener or the cover all together. Exposing the potential for electrical contact. This exposure is quite dangerous for anyone poking around this area.

Have a quick look and ensure yours is covered and secured. Consult with electrical contractor if unsure to address.

A couple homes done and dusted here in the

When’s the last time eyes 👀 were laid on your roof?

Your roofs condition is ever changing. From putting up with mother natures abuse, sun and heat exposure, pests making a mess, trees, snow / ice / rain / wind and even kids.

Things change. Get some eyes on your roof every so often to ensure your biggest asset is protected. And if you’re not comfortable with doing it, ask someone who is capable and competent.

That time of the week.

Water heater’s. Next time you go to replace ( yes it seems like ten years flew by ), ensure a water heater pan is installed. Primary function - designed to collect water that may escape the water heater and prevent damage to flooring.

Plastic pans also provide corrosion resistance for electric water heaters as an added measure of protection for your unit.

Not quite sure on systems for a new project or Reno.

Tech tip Tuesday’s.

An often overlooked maintenance item is the down spout terminations from our gutters. Full of organics or nearby ground material, damaged or broken and or even incomplete from the down spouts them selves.

This creates unnecessary water / moisture exposure to most likely the nearby building envelope or yard landscape.

Always ensure this down stream termination is complete and or cleaned free of debris to allow the water to be transferred away from the structure.
