Hamilton holds a special place in my heart – it's where I call home. Raised on the central mountain, I'm a true Hamiltonian through and through. Back in my youth, you'd often find me outdoors, exploring every corner of this vibrant city with my friends. Whether it was zooming down the jolly cut on rollerblades or hanging out at Limeridge Mall, Huntington Park Pool, or Fenworth Variety Store, I soaked up every bit of what Hamilton had to offer. My roots here run deep, having attended local schools like Franklin Road, Burkholder, Barton, and Sherwood before pursuing further education at Mohawk College. It was during my college years that I met my husband, also a proud Hamiltonian. After graduating with honors, we wasted no time in starting our life together, beginning with the purchase of our first home in the heart of the central Hamilton Mountain – the very area where I grew up. Not long after settling into our new home, we were blessed with the arrival of our daughter. Shortly thereafter, I embarked on my career journey alongside my dad, the great Jim Pauls (though I may be a tad biased). Starting from the ground up in the real estate industry, I gained invaluable experience and knowledge, mastering everything from contracts to negotiations. Eventually, my passion led me to become a licensed real estate agent in early 2007, and my family and I relocated to a lovely home on the Stoney Creek Mountain. It's been over 18 years in the world of Real Estate and I have to say, I wouldn't change a thing. It's been a rewarding journey, helping countless families navigate the buying and selling process while forging lasting connections and friendships. There's still plenty more I could share, but I'll save that for our eventual meeting in person!

Just because you CAN afford it doesn't mean you SHOULD buy it.

Over my 20+ years in real estate, I've walked through thousands of homes with buyers, and one thing I've learned is that there's a lot more to buying a home than falling in love with it.

A beautifully renovated kitchen can distract from expensive maintenance issues. A lower asking price doesn't necessarily mean you're getting a deal. And even a home inspection has its limitations.

My job isn't simply to find you a house and help you negotiate a price. It's to help you understand what you're buying, recognize potential concerns, and make decisions that are right for you.

And yes, sometimes that means recommending that you walk away from a property.

I'd much rather help you find the RIGHT home than see you purchase the wrong one.

JUST SOLD!

In a market like this, you'll often hear that sellers shouldn't turn down an offer. But here's the thing, not every offer is the right offer.

I had a good understanding of where this property fit in the market, and I knew what my seller was hoping to achieve. It took patience, a few rounds of negotiations, and a few offers that just didn't get us where we needed to be.

Based on my experience and knowledge of the market, I believed we had good reason to hold out for a better result. And in the end? My seller got what they were looking for!

It's not necessarily what your neighbour's house sold for, what you've invested into your home, or what an online estimate tells you it's worth.

And it's definitely not based on how much you 'need' to get from the sale.

The truth is, market value is influenced by buyer demand, competing listings, recent sales, interest rates and what's happening in the market right now.

And those conditions can change!

SOLD! Finding the right home starts with having the right plan!

We started with a buyer consultation to really understand what my clients were looking for, what mattered most to them, and what they wanted in their next home.

Once we had a plan, we hit the ground running!

After viewing some properties, they found THE ONE!

That's when I got to work! We negotiated an accepted offer, worked through the conditions, and now everything is firm!

Next up? Closing day!

I couldn't be happier for my buyers as they get ready to move in and make this wonderful house their own!
