Edmonton Housing Market Shows Signs of Recovery in February

After cooling since last summer and hitting a short-term low in January, Edmonton’s real estate market showed early recovery signs in February.
Median Price Changes (MoM):
• Row houses & townhouses: stable
• Apartment condos: ↓ ~1.3%
• Detached homes: ↑ ~4%
• Semi-detached: ↑ nearly 10% (strongest performer)

Months of Inventory (MOI): Dropped from 4.5 in January to 3.6 in February, shifting from balanced to slightly seller-leaning as inventory absorbs faster.
Overall activity remains well below 2024 and early 2025’s competitive levels.

This uptick aligns with seasonal patterns: Edmonton typically sees rising activity Feb–June, then slows July–August, with bigger drops Sept–Oct. Nov–Jan is usually slowest. In strong years, the busy season can stretch later, but given the mid-2025 cooling, 2026 activity will likely concentrate in spring (Feb–June).

For sellers: If trends hold, spring remains prime time to list. For max competition, aim before May.

For buyers: The market is far more balanced than the past two years, with growing inventory improving negotiation room. Still, if a home fits perfectly, don’t delay too long—view options in higher-inventory months and aim to secure before winter slows things again.
No need for anxiety in any market; conditions just call for tailored strategies. As your real estate pro, I’m here to guide with data and experience for smarter decisions.

šŸ“‰ First January Sales Drop in 5 Years! Will the Market Rebound in February?
In 2026, Edmonton’s real estate market started the year in a rare ā€œbalanced marketā€ phase not seen since the post-pandemic period. Buyer pressure has clearly eased.
According to the latest data, new listings jumped 85.7% compared to December 2025, while sales fell 13.4% — marking the first January decline in sales since the pandemic.
After a long seller’s market, the Months of Inventory (MOI) rose to 4.5 in January 2026, officially entering balanced market territory. This means more available listings, greater negotiation room, and better opportunities for buyers.
šŸ“Š How to Read MOI:
•0–4 months: Seller’s market (high competition)
•4–6 months: Balanced market
•6+ months: Buyer’s market (more bargaining power)
Looking back, MOI stayed between 2.25 and 2.7 for most of the first seven months of 2025, passed 3.0 in August, and continued rising to 4.5 by January 2026.
šŸ  Price Trends by Property Type:
•Detached homes: ā–¼ 2% to $493,000
•Semi-detached: ā–¼ 1.2% to $405,000
•Townhomes: ā–² 1.9% to $296,000
•Condos: ā–² 10.7% to $192,000
Detached and semi-detached homes softened, while townhomes and condos rebounded — showing that buyers are increasingly favoring more affordable and lower-pressure options.
šŸ“Œ For Sellers:
January’s data may cause some concern, but there’s no need to panic. Historically, March to June is the most active period. It’s wise to monitor February’s performance and consider listing in March or April.
If February remains weak, waiting may be reasonable — but don’t delay too long. As spring approaches, the chances of market recovery remain high.
šŸ“ˆ Long-Term Outlook:
Edmonton’s population continues to grow. Post-pandemic growth pushed the population past 1.2 million in 2025. Although growth has slowed recently, the long-term trend remains positive, supporting housing demand.
The future of the market can’t be predicted with certainty. We can only make rational judgments based on data and trends.
As a realtor, my role isn’t to make decisions for my clients, but to help them fully understand the market so they can make informed choices that suit their situation.

šŸ’„Must-Know Tips for Negotiating in Edmonton! Wrong timing = regret šŸ˜µā€šŸ’«
Think negotiating is all luck?
Edmonton’s market actually has a rhythm —
Get the timing right = save money
Get it wrong = lose the house or overpay.

Here are the 3 key rules šŸ‘‡

šŸ”„ 1ļøāƒ£ The first 2 weeks of a new listing = hardest to negotiate
When a home first hits the market, sellers are the most confident šŸ’Ŗ
They want to ā€œwait and seeā€ if they can get more.
So if your offer gets rejected early on — totally normal!

šŸ”„ 2ļøāƒ£ Back on Market (BOM) = best chance to negotiate
A deal fell through, the home comes back…
Sellers are usually tired and want it sold ASAP.
Emotion + time pressure =
šŸ‘‰ Buyers often gain more negotiating power.

šŸ”„ 3ļøāƒ£ If you love the home, don’t wait
Edmonton isn’t as crazy as some big cities,
but good homes still disappear fast.
While you’re thinking… someone else is writing the offer.
Dropping a reasonable offer early = safest move.

✨In Edmonton, negotiating isn’t about luck —
It’s about market insight, timing, and strategy.

Thinking about making an offer?
Wondering how much your home could sell for?

šŸ“© DM me — I’ll help you win the Edmonton market the smart way.

11/28/2025

šŸ“ˆ Edmonton Summer–Fall Market Recap (2025) This year didn’t go the way most people predicted.
Many expected 2025 to be even hotter than 2024—but the reality was very different.
The first four months were incredibly strong, almost peak-level hot.
But after April, the market steadily cooled due to a softer national economy and slower immigration growth into Alberta.

šŸ” Price Trends at a Glance
•Detached homes: Peaked at $527K in March, then dropped to ~$497K by fall
•Semi-detached: Mild ups and downs, ending close to where they started
•Rowhouse/Townhouse: Saw the biggest drop mid-year, then bounced back
•Condos: Still the weakest category, falling from $201K in April to $175K in October
•
šŸ“Š The Real Indicator: MOI (Months of Inventory)
Price tells part of the story—MOI tells the truth about supply and demand.
•Jan–May: 2.0–2.3 MOI → extremely hot seller’s market
•June: 2.5 MOI
•October: 3.5 MOI → nearing a balanced market
A clear shift from super hot to much cooler.

šŸ“† Edmonton’s Market Pattern (Almost Every Year)
•Feb–June: Busiest & hottest
•July–Aug: Naturally slower (travel season)
•Sept–Dec: Quietest months
•Next Feb: Market wakes up again
This year followed the pattern—just with a stronger cooldown.

šŸ’” What This Means for You
Buyers:
Winter has fewer listings, but prices are often the MOST negotiable.
If you find a home you love now, it’s a great opportunity.
Sellers:
Unless you must sell now, waiting until February usually gives you a stronger market and better results.

June Market Update: Is Edmonton’s Housing Market Starting to Turn?
šŸ“Š New Listings vs Sales Volume
In June, there were 3,064 new listings — a 9.6% drop compared to May, but an 18.9% increase year-over-year.
Sales reached 1,974 units, down 4.1% from the previous month but still up 2.2% compared to June last year.
🧮 Inventory & MOI (Months of Inventory)
šŸ‘‰ Current inventory: 5,026 homes — higher than 4,236 at the same time last year and breaking the psychological threshold of 5,000.
šŸ‘‰ MOI sits at 2.5 (up from 2.3 last month). While it’s still a seller’s market, it’s gradually shifting toward a buyer’s market.
šŸ“Œ What is MOI?
MOI stands for Months of Inventory — how many months it would take to sell all current listings at the current pace.
The lower the number, the hotter the market. A MOI between 2 and 4 is typically a seller’s market; over 6 indicates a buyer’s market.
šŸ  Home Price Trends
•Detached Homes: Median price at $515K, returning to January levels
•Semi-Detached Homes: Relatively stable at $433K
•Townhomes/Rowhouses: Holding steady at $300K
•Condos: Consistent around $195K
šŸ“‰ Market Trend
Edmonton’s real estate market usually peaks from March to June, then cools in July and August.
This year’s peak appears to have ended earlier than usual, and the slowdown is expected to continue. A ā€œsecond waveā€ is unlikely.
šŸ’” For Buyers:
Less competition and more inventory mean now is a good time to take your time and find the right home.
šŸ’” For Sellers:
It’s still a seller’s market, but not as hot as last year. Prices are facing downward pressure and homes are taking longer to sell.
šŸ‘‰ If you’re thinking of selling, it’s wise to list before winter while some momentum still remains.
