B.C. Stratas Prepare for Winter Storms
With winter storms on the horizon here in North Vancouver, I’m often asked how stratas and owners can best protect their homes—especially in our condo communities. Stratas are responsible for maintaining common property and bylaw-designated features like balconies, decks, patios, drains, and gutters. It’s a team effort: owners typically handle the regular patio upkeep, such as sweeping and annual surface care, while stratas take care of clearing out the drain systems, roofing drains, and gutters. Annual flushing of exterior drains and parking garages is essential, as storm debris and tree growth can quickly clog these areas—preventive maintenance is far more cost-effective than dealing with an emergency repair. If a unit suffers damage, the strata should contact their insurance first; if the loss is under the deductible, it usually falls to the owner’s homeowner policy. For those patio-facing walls, doors, or cladding, responsibility may shift back to the strata if flooding occurs, making proactive service agreements and regular inspections invaluable in limiting losses through the winter. After more than 15 years in BC real estate, I’ve seen firsthand how staying ahead with maintenance and clear communication between owners and stratas can save a lot of trouble down the line.

Nanaimo & Oceanside Buyers Benefit from Lower Home Prices
Over the years, I've seen how price adjustments can reshape our local markets—and Nanaimo and Oceanside are no exception. Recent numbers show manufactured homes took the biggest average price cuts at 4.8%, while duplexes saw the smallest at 2.75%. Overall, 32% of Vancouver Island properties experienced reductions, with Campbell River leading at 45%. Meanwhile, Parksville-Qualicum Beach witnessed fewer adjustments. Having navigated these shifts for over 15 years, I know how important it is to track these trends, whether you’re considering your next move or simply keeping an eye on your neighborhood’s value.

Lower Mainland housing market gains ground as B.C. exports retreat
In the ever-dynamic Lower Mainland real estate landscape, we’re seeing some interesting shifts this season. While sales dipped 3.6% compared to last year, there’s a notable 6.6% increase over the previous season, with average prices holding steady at $1.129M. High inventory and softer demand are giving buyers more room to explore options—something I always watch closely after 15 years navigating BC’s housing market both as an investor and REALTOR®. On a broader note, B.C.’s exports declined 13.6% in July, while imports climbed 16%. These trends remind me how interconnected our local market remains with the wider economy, and why staying informed is key to making confident decisions, whether you’re buying or selling.

Fraser Valley Homes Become More Affordable for Buyers
Cautious home buyers are making their mark in the Fraser Valley, and it’s easy to see why. The benchmark price for single-family homes now sits $460,000 below what we saw at the March 2022 peak. September brought a 19% increase in new listings compared to August, but listings are still 18% lower than this time last year. Meanwhile, overall inventory remains steady—sitting 31% above the 10-year average. Across the board, prices have continued to edge down for all types of homes. As someone who has navigated these market shifts for over 15 years—both as an investor and REALTOR®—I know how important it is to interpret these trends with a keen eye. Understanding the right timing and strategy can make all the difference in your next move.

Housing Affordability Is About More Than Home Prices
When we talk about housing affordability in BC, it’s easy to focus solely on home prices. But after more than 15 years helping clients navigate Vancouver’s market—and investing myself—I know that incomes are equally critical to whether homeownership is truly attainable. The provincial government’s recent proposal to tax vacant, unsold condos is intended to spur movement on standing inventory and make pricing more accessible for buyers. Still, we’re seeing a market already in correction, with slow sales and high construction and financing costs putting pressure on developers to move units. Real estate and construction together make up about 28% of BC’s GDP, and construction alone supports over 190,000 jobs—so it’s clear that affordability is deeply connected to our broader economic health and income growth. The big takeaway: as we continue working on housing supply and costs, we must also focus on boosting incomes through investment, productivity, job creation, and a more diversified economy. That’s the holistic approach our market—and our communities—need.

Vancouver Apartment Sales Cool Housing Market
As someone who's watched the ebb and flow of Metro Vancouver’s housing market for over 15 years, I’ve noticed some clear trends this Late-Q3. Recent numbers show 1,700 residential sales, but it’s the apartment sector that’s seen the most cooling, while detached and attached homes remained more active with 575 and 358 sales respectively. Apartments logged 777 sales, reflecting a shift in buyer focus and opportunity. With 5,900 new listings entering the market, there’s a growing selection for buyers—making it an ideal time for comparison shopping across all property types. Inventory has reached 16,400 homes, allowing end-users to take their time and evaluate options, while many investors are waiting for market conditions to improve. Benchmark pricing sits at $1.08M, underlining the importance of understanding trends for anyone considering their next move in BC’s ever-changing real estate landscape.

Fort St. John home prices climb despite slower sales, real estate board says
It’s interesting to see how home prices in Northeast B.C. continue to climb, even as sales slow slightly. In Fort St. John, there were 541 sales totalling $244.9M, with the average detached home price reaching $452,083 and 412 active listings. Over in Fort Nelson, 43 sales brought in $7.3M from 100 listings. Across Northern B.C., the market saw 3,654 sales worth $1.6B. As someone who’s spent more than 15 years navigating BC’s residential market—both as an investor and a REALTOR®—these numbers stand out. They highlight how local dynamics can shape price trends, even when overall activity shifts.
