After the amount of rain we’ve had lately, now is a great time to see how well your property is handling water.

Check the gutters and downspouts, make sure water is being directed away from the foundation, and look for pooling, saturated soil or erosion around the yard.

Don’t forget the basement or crawl space. Standing water, damp soil, staining, moisture on the foundation walls or a musty smell can all point to a problem worth investigating.

Rainy weather might not make for the prettiest showing, but it can reveal issues that are easy to miss on a sunny day. Water problems rarely get cheaper when ignored. ⁣

Buying a home from a distance comes with its own set of challenges. You're not just trying to find the right property, you're also trying to get a feel for the different communities, understand the local market, and figure out who to call when you need a hand.

That's where having someone with local knowledge and the right connections can make a big difference.

I really appreciate Janet taking the time to share her experience. Helping her narrow down where and what to buy in the Comox Valley was just one part of the process. Being available to work through unexpected challenges, provide honest advice, and connect her with reliable local tradespeople when needed was just as important.

For me, the job doesn't end when the keys change hands. I want my clients to know they can still pick up the phone and call me long after the sale is complete.

Thanks again for putting your trust in me, Janet! It was a pleasure helping you make the move to the North Island a little easier! ⁣

When I’m looking at pricing for a Campbell River property, I’m not interested in finding one nearby sale and calling it a comparable.

Buyers are looking at the same market we are. They’re comparing available homes by condition, location, lot, updates, required work, and price. Recent sales matter, but so does the competition buyers can choose from right now.

That’s why pricing needs context. Two homes can be close geographically and still give buyers very different reasons to pay what they will. ⁣

Getting a Campbell River home ready for market involves a lot more than cleaning, staging, and professional photos.

Before we even put a sign in the ground, I want to make sure we've done our homework on the property.

Lot boundaries, fixtures and appliances included in the sale, registered easements, permits, and records of significant improvements are all things that can come into play once buyers start asking questions or an offer is on the table.

The last thing I want is to be scrambling for answers in the middle of negotiations, especially when those answers could affect a buyer's confidence or put a deal at risk.

My approach is simple: get ahead of potential issues, have the information ready, and put my clients in the strongest position possible before we hit the market.

Because failing to prepare is preparing to fail, and that's not how I do business. ⁣

Helping someone make the move to Campbell River is about a whole lot more than finding the right house.

There are plenty of questions, big decisions, and sometimes a few unexpected hurdles along the way. My job is to make that process as smooth as possible, provide honest advice, and go to bat for my clients when it matters most.

I really appreciate Nadine taking the time to share her experience. Knowing that she and Dave felt supported throughout the process, and that I was in their corner when they needed me, is exactly the kind of feedback that means the most. It's also the standard I hold myself to with every client I work with.

Thanks again for putting your trust in me, Nadine! It was a pleasure helping you and Dave make Campbell River home! ⁣

When you’re looking at commercial space, the advertised rent is only the starting point.

Additional rent, operating expenses, tenant improvements, and future increases can change what that space actually costs your business over the life of the lease.

I always recommend looking at the full picture before comparing one property to another. A space that looks less expensive on paper isn’t necessarily the better deal once everything is factored in. ⁣

Thankful. 🍂

Thanksgiving doesn’t get much more Vancouver Island than this. Beautiful sunny days spent down at the river, teaching my boys how to catch salmon and making memories along the way.

Fresh air, tight lines, and quality time with my family. It doesn’t get much better than that.

Feeling pretty blessed to call this place home.

Happy Thanksgiving!

The highest offer isn’t automatically the best offer.

Price matters—obviously. But when I’m reviewing offers with a seller, I’m looking at a lot more than the number at the top of the page.

I’m looking at the conditions. The deposit. Financing. Completion and possession dates. Included items. Timelines. Chatting with the buyer’s agent about the buyer's position. And, most importantly, how likely that offer is to actually make it from accepted to SOLD.

I’ve been in enough negotiations to know that an extra few thousand dollars on paper doesn’t necessarily make an offer stronger.

A clean offer from a well-prepared buyer, with a solid deposit and terms that line up with my seller’s plans, can sometimes be far more attractive than a higher offer loaded with conditions, awkward dates, or unnecessary risk.

And sometimes? The highest offer really is the best offer. Take the money and run. 😂

My job isn’t to make that decision for my clients. My job is to pull each offer apart, explain where the strengths and risks are, and make sure they understand exactly what they’re choosing—and why.

Because negotiating a home sale isn’t just about chasing the biggest number.

It’s about getting the best overall deal to the finish line. ⁣

New look. New chapter. Same commitment.

After three years in real estate and more than 70 transactions, I’m proud to share that I’ve officially incorporated as Rob Shaw Personal Real Estate Corporation. Along with that comes a new logo and a slightly different name, but the things that matter aren’t changing.

When I made the transition into real estate three years ago, I knew I had found something that fit. Looking back now, I can say with certainty that this career has become something I genuinely feel I was meant to do.

I’m incredibly thankful for every client who has trusted me along the way. You’ve trusted me with some of your biggest investments, your most emotional decisions, and major chapters in your lives. Many of those relationships have continued well beyond possession day and turned into friendships, something I’ll never take for granted.
70+ transactions later, I’m still learning, still pushing myself to get better, and still just as motivated to earn that trust every single time.

Different logo. Slightly different name.

Same work ethic. Same standard of care.

I’m excited about what’s ahead and grateful to everyone who has been part of the journey so far.

Here’s to the next chapter.

One of the best parts about living in Campbell River is having places like Elk Falls right in our backyard.

I was born and raised here, so when I’m helping someone relocate to Campbell River, I’m not just talking about houses and neighbourhoods — I can tell you where to find the good stuff.

I always encourage buyers to spend some time exploring beyond the properties they’re viewing. Drive the neighbourhoods. Walk the trails. Check out the beaches. Find your favourite coffee spot. See where you’d actually want to spend a Saturday morning.

You’re not just buying a house. You’re choosing the lifestyle that comes with it.

And if you’re new to Campbell River, ask me about the local hot spots — I’ve got a few years of research under my belt. 😉🌲 ⁣
