Serving on a condo board means having access to information that isn't always meant to leave the boardroom.

Board members must act in the best interests of the condominium corporation. That includes knowing when information needs to remain confidential.

One way boards can set clear expectations from the beginning is by establishing a Code of Ethics. It can provide guidance around confidentiality, conflicts of interest, conduct, decision-making, scope of authority, and other situations that aren't always black and white.

Does your condo board have a Code of Ethics?

We see condo management as a true partnership, working hand in hand with our boards to build stronger communities. For us, that means being exceptionally responsive when questions arise and always following through on our commitments.

We know board members are dedicated volunteers, and our mission is to simplify their role, handle the heavy lifting, and make leadership easier.

Thank you, Sebastian, for your kind words and for trusting the New Concept Management team!

Renovating your Condo?

Before you bring out the tools, it’s crucial to check what your condo corporation requires. Unlike a detached house, condo renovations must follow specific community bylaws to protect common property and neighbours.

Depending on your project, you will likely need board approval or guidelines for:

✓ Approved Contractors: Verifying specific licensing, insurance, and WCB coverage.
✓ Working Hours & Noise: Restricting noisy work to designated daytime hours.
✓ Building Logistics: Reserving the elevator and coordinating construction material disposal.
✓ System Restrictions: Managing modifications to shared plumbing, electrical, or structural walls.

A quick conversation with your condo manager before you start can save major headaches, delays, or fines later.

When in doubt, ask first!

Have you noticed water dripping from your bathroom fan, stained ceilings, or fogged windows? When warm, humid indoor air meets cold surfaces, it turns into water.

Because condo units are built tightly, managing indoor humidity requires a few proactive habits:

✓ Run exhaust fans: Always turn on kitchen and bathroom fans while cooking, showering, or bathing.
✓ Extend fan runtime: Leave fans running for 15–20 minutes afterward to help clear the ductwork completely.
✓ Boost circulation: Keep window blinds slightly open to let air circulate and help prevent window condensation.
✓ Maintain ventilation: Ensure fresh air intakes are clear and change HVAC filters every four months to maintain airflow.
✓ Report persistent issues: Ongoing dripping, spreading stains, or mold can indicate a blocked building vent or pipe leak. Let your management company know if the issue continues.

Most importantly, report persistent issues to your management company.

Calgary is a bustling, diverse city where residents share a tight footprint—from neighbourhoods and sidewalks to condo entrances and public spaces.

This close-quarters living makes proactive community security essential. Condo living brings us in close proximity to our neighbours and daily neighbourhood activity.

While noticing an unfamiliar face near your building entrance can naturally raise safety concerns, how residents choose to respond matters immensely.

Securing your property doesn’t require compromising our values; we can effectively safeguard our homes and neighbours while still leading with communication, kindness, and respect.

E-bikes and e-scooters are a common sight in modern condo buildings—but has your board discussed what happens when they come inside? New Concept Management can help your community navigate these emerging property trends safely and effectively.

The lithium-ion batteries that power these micro-mobility devices pose serious fire and safety hazards if damaged, improperly charged, or stored incorrectly. To proactively protect your property, condo boards must address several critical questions:

Storage Location: Where are e-bikes and e-scooters allowed to be parked?
Charging Protocols: Where can residents safely charge high-capacity batteries?
Rule Enforcement: Does your community have enforceable, clear guidelines in place?
Egress and Safety: Are hallways, stairwells, and common areas being kept completely clear of obstructions?

Has your condo board had the e-bike conversation yet?

Condo management involves budgets, maintenance, bylaws, and endless emails—in short, it is a demanding balancing act—but at its core, it is about people.

At New Concept Management, we never lose sight of that. We believe that exceptional management starts with listening before reacting. For us, it means communicating clearly and always remembering that boardroom decisions directly affect the people who call our communities home.

Condominium Management is about more than just maintaining buildings; it is about supporting the communities inside them.
