Do interest rates keep pushing back when you'll be ready to buy?
We get it. But it's worth asking what "ready" actually means for you.
With off-the-plan, you need to be ready for a deposit today, and a loan at settlement when construction is complete.
That's a very different starting point to buying an established home, where the mortgage starts straight away.
๐ง๐ผ๐ฑ๐ฎ๐: You choose your apartment and pay a deposit. Your purchase is locked in.
๐๐๐ฟ๐ถ๐ป๐ด ๐๐ต๐ฒ ๐ฏ๐๐ถ๐น๐ฑ: Construction typically takes 18 months to two years. There are no mortgage repayments or progress payments, because there's no mortgage yet.
๐๐ ๐ฐ๐ผ๐บ๐ฝ๐น๐ฒ๐๐ถ๐ผ๐ป: Your finance is arranged closer to settlement, when the building is finished and ready for you.
For a lot of people, that long settlement gap is exactly what makes buying a property possible.
The build period becomes preparation time. You can keep saving, build your buffer and reduce other debts, so you're in the strongest possible position when settlement arrives.
It also means today's rates don't impact settlement on that property. The rate that applies to you is the one at the time of settlement (when construction completes).
If you know you want to buy but aren't ready to borrow right now, that's a genuinely different way to think about it.
Save this one for when you're planning your next move.
