We took over this property six weeks ago. Here is what has changed.

Day one: rent sitting under market, smoke alarm compliance overdue, and no ongoing reporting going back to the owner.

First 30 days: compliance brought up to date, outstanding maintenance cleared, rent reviewed against current comparables, and the tenant re-engaged and paying on time.

Through all of it, the owner did not lift a finger. That is the job.
