IMPORTANT CHANGES FOR VICTORIAN PROPERTY SALES

The Consumer Legislation Amendment Act 2026 is now law, with key changes affecting residential property sales taking effect from 1 October 2026.

Among the changes:

🏡 The Statement of Information (SOI) becomes the Property Price Statement (PPS)

💰 Reserve prices for auctions and fixed-date sales must be disclosed at least 7 days before the sale

📋 The PPS will contain more detailed information about the property and comparable properties

🔎 The PPS must be updated with the sale price within 7 days of the sale becoming unconditional, subject to applicable exemptions.

With the changes now taking effect, it’s important for everyone involved in Victorian residential property sales to understand what’s changing and what it means for their role.

The Consumer Legislation Amendment Act 2026 has now received Royal Assent, with significant changes affecting residential property sales in Victoria.

From 1 October 2026, changes include:

🏡 Property Price Statements (PPS) replacing Statements of Information

💰 Reserve prices for auctions and fixed-date sales to be disclosed at least 7 days before the sale

📋 More detailed property and comparable information to be included in the PPS

🔎 Sold prices to be added to the PPS within 7 days of a property becoming unconditional, subject to applicable exemptions

These changes mean agents, vendors and other property professionals need to understand the updated requirements and how they may affect the sales process.

🔎🏡 Falling in love with a property is exciting but before you commit, it’s important to know what you’re actually buying.

A building and pest inspection can help identify issues that may not be obvious during a standard inspection, including:

🔎 Structural or building concerns
🐜 Signs of termites or other pest activity
💧 Moisture or water-related issues
🏠 Maintenance and repair concerns
⚠️ Potential problems that could become costly down the track

It’s easy to focus on the kitchen, backyard and that perfect floor plan, but what’s happening behind the walls or underneath the property can be just as important.

🏡 Our tip: Don’t just inspect the property you can see. Find out what you might not be able to see.
