Sometimes, the best property decision is walking away.

When you've spent time searching for a home, it's easy to become attached to a property that almost fits.

However, a good buying decision needs to stand up to more than first impressions.

Does the property suit your needs? Does the price reflect its value? Are there issues that could affect your plans or lead to unexpected costs?

These are the questions worth asking before making an offer.

As Melbourne buyers advocates, we believe our role is to help clients understand both the opportunities and the risks — even when that means recommending they don't proceed.

Because the goal isn't simply to buy a property. It's to buy the right property for your circumstances.

Just purchased in Ferntree Gully!

This purchase is a great example of looking at a property’s potential beyond the existing home.

Our interstate investor client plans to subdivide the site, retain the existing house as a rental and build a new home on the rear block, with the intention of reselling it.

It’s a considered strategy that combines an existing property with a future development opportunity. As always, planning requirements, costs and feasibility are important parts of assessing the overall plan.

Congratulations to our lovely client on securing this property!

At Inview Property Group, we help investors identify and assess properties in line with their individual investment objectives.

What makes Beaumaris special?

For me, it's the combination of coastal living, leafy streets and distinctive homes.

Beaumaris has a relaxed Bayside feel, with green spaces and opportunities to enjoy the outdoors. It's a suburb where the setting can be just as important as the property itself.

When helping buyers, I always encourage them to think about how they want to live, not just what they want to buy. The right home should suit both their lifestyle today and their plans for the future.

In this week's Know Your Suburb: The Melbourne Buyer's Local Guide, I've shared my thoughts on Beaumaris, alongside a snapshot of the local property market.

Are you familiar with Beaumaris? What would make you choose to live there?

When I'm helping buyers decide where to look, I think it's important to consider more than just the property itself.

Murrumbeena is a good example. It offers leafy streets, green spaces, a village feel and a variety of property types, giving buyers different ways to find a home that suits their lifestyle.

For me, that's one of the suburb's greatest strengths.

In this week's Know Your Suburb: The Melbourne Buyer's Local Guide, I've shared a snapshot of the Murrumbeena market and my perspective on what makes the suburb worth considering.

Are you familiar with Murrumbeena? What do you like most about the suburb?

The highest appraisal isn’t always the best reason to choose a selling agent.

When you’re preparing to sell, it’s easy to focus on the numbers.

Who will charge the lowest commission?
Who thinks your property is worth the most?
Who has the biggest database?

However, there are more important questions to ask.

You want to understand how the agent intends to sell your property, who they believe the likely buyers are, how they will approach the campaign and who will actually be managing the process.

And perhaps most importantly, you want to feel confident that the strategy is based on your property and the current market — not simply a pitch to win the listing.

If you’re comparing selling agents, start with these five questions.

And if you’d prefer independent advice when choosing an agent, that’s where Vendor Advocacy can help.

At Inview Property Group, we can help assess selling agents, compare their proposed strategies and support you through the campaign and selling process.

Choosing the agent is only the beginning. Having the right strategy behind the sale matters too.

Noticing fewer new properties appearing online this week?

There could be a very Melbourne reason.

The Melbourne Cup is four weeks away, and the Cup period can have an impact on buyer activity and auction timing.

For many people, Cup Day becomes part of a four day weekend, with potential buyers heading away or making other plans. There are also typically very few auctions scheduled for the Saturday before Cup Day.

So we may simply be in a quieter period before more properties start coming to market.

We'd expect to see more new stock appearing from next week.

Glen Iris: More than one way to live

One of the things that makes Glen Iris interesting for buyers is the variety it offers.

There are established family homes on leafy streets, properties surrounded by parks and open space, and lower-maintenance options for buyers looking for something a little easier to manage.

Add strong transport connections and plenty of ways to enjoy the outdoors, and it's easy to see why Glen Iris appeals to such a broad range of buyers.

Swipe through for the latest market snapshot, including median prices, days on market and average time owned.

Get to Know Lynda | What kinds of clients and properties do you work with?

One of the things I love about buyers advocacy is that every client comes with a different goal.

We work with first-home buyers, investors, downsizers, upsizers and clients looking for lifestyle properties.

My background across different areas of the property industry also means I can bring a broad perspective to different types of property searches. And because I live on acreage myself, I understand that lifestyle property comes with its own considerations.

However, just as important as understanding the property is understanding the client.

We always want to make sure we're aligned from the beginning — that what we're offering matches what the client needs and that we can genuinely help them achieve what they're looking for.

Sometimes the most important part of the first conversation is working out whether we're the right fit for each other.
