A new home by the sea, with the beach on their doorstep.

Congratulations to Rennie Sanger and our new homeowners from the UK on their 3 bedroom at HADO, Siora.

The brief was simple: sea views, the beach close by, and easy access to J1 Beach and the restaurants they already love. They looked at larger options too, but the decision came down to the design of the development, the strength of the developer behind it and how well the space is used. They did not need a huge home. They needed the right one.

Dubai’s commercial property market is attracting serious attention. 🏙️

We attended the official launch of The Yards Plaza by BEYOND, part of the OMNIYAT Group, to take a closer look at what could be an interesting addition to Dubai’s growing commercial real estate market.

With office rents rising and Grade A space in established business districts remaining in short supply, the timing of this launch is particularly interesting.

What caught my attention?

This isn’t your typical office development. BEYOND is creating something closer to a business campus, where work, wellness and lifestyle come together.

For business owners, it’s an opportunity to own rather than rent. For investors, it’s an opportunity to enter a new commercial development at an early stage.

Of course, location and unit selection will be critical. City of Arabia is not Business Bay, and the investment case needs to be assessed differently.

But with Dubai’s commercial property market continuing to evolve, developments like this are certainly worth watching.

EOIs are now open, with unit allocation scheduled for 19 October.

We went down to the site to take a closer look at Lunaya by ZAYA x FIVE and importantly, to see what is already there.

This is a project centred around something Dubai buyers increasingly value: space, greenery and water.

Set just off Sheikh Zayed Road in Jebel Ali, Lunaya is a low-density community built around 65% green space and 900,000 sq. ft. of swimmable lagoons, some of which you can already see taking shape on site.

The developer story is also important.

ZAYA, in partnership with FIVE, brings a track record that includes Al Barari communities such as The Nest, Chorisia, Seventh Heaven, Ashjar, Les 8 and Ixora, as well as Nurai Island and Zaya Hameni.

Another one for Yas Island, Abu Dhabi.

What attracted us to this one is the opportunity to enter Yas Point at the very beginning.

The Canopies is the first residential collection within Aldar’s new Yas Point masterplan, a new waterfront destination at the northernmost point of Yas Island.

But there was also a very personal reason behind this purchase.

Our international clients wanted a family holiday home in the UAE. Somewhere they could return to throughout the year, spend time together and have everything Yas Island offers on their doorstep.

And there’s already a lot here. Ferrari World, SeaWorld, Warner Bros. World, Yas Waterworld, Yas Mall, Yas Marina, Yas Links and the wider entertainment and lifestyle offering of the island.

But what really sold it was what’s still to come.

Yas Point itself will introduce a new beach, a 700m waterfront promenade, parks, dining and retail, while the wider island is preparing for its next major chapter, including the new Disney theme park resort, three Harry Potter-themed lands at Warner Bros. World, and Sphere Abu Dhabi.

For a family buying a holiday home, that future lifestyle proposition was incredibly compelling.

And from an investment perspective, our clients are buying into the first residential release at Yas Point, before the wider destination and much of this next generation of Yas Island is delivered.

Sometimes the best purchases are the ones that make sense both financially and personally.

We rarely post what we’ve sold. This one is worth sharing.

Over AED 37M across multiple villas at Talay Beach, Marsa Al Saadiyat. The number was never the story, though.

For our clients, this was about something bigger than an investment. It was about securing a home their families will grow into, return to and pass on. A legacy property, bought with the next generation in mind.

Talay Beach is the first villa release within Marsa Al Saadiyat, Aldar’s new waterfront destination and the final chapter of the Saadiyat Island masterplan. In the years ahead it will become one of the region’s most iconic addresses: 8km of coastline, Abu Dhabi’s largest marina, a waterfront promenade, parks, hospitality, retail, schools and future transport links.

Yet across Talay and Talay Beach there will be just 351 standalone villas, and only 184 of them sit at Talay Beach.

Our clients have secured their place at the very beginning. Years from now, when Marsa Al Saadiyat is fully realised, their children will know this was where it started.
