A handover inspection is an independent check of a new home before you accept the keys. In the UAE it covers every main building system:

Electrical: sockets, switches and the DB panel AC and MEP: the units above the ceiling, airflow and drainage Wet areas: water pressure, drainage and sealant Finishes: walls, skirting, tiles and joinery

Italian-inspired homes. Beautiful from the street. But handover is a one-time moment, and what you sign for is what you live with.
Here's what an engineer looks at before the keys change hands:
🔸 Floors and tiles: hollow spots, uneven grout, levels
🔸 Doors and wardrobes: alignment, gaps, soft-close
🔸 Bathrooms: floor slope, drainage, sealant
🔸 AC and electrics: FCU filters, the DB board, sockets and fittings

Most of this is quick to fix now, while it's still the developer's job under the Defects Liability Period (DLP). Later, it's yours.
