Someone is funding that deferral, and it isnโt the developer.
The test takes one question. Ask for the price on a short payment plan, then ask for the same unit on the long one. Whatever separates those two numbers is what the flexibility is costing you. It is rarely shown as a rate. It usually sits inside the headline price, which is exactly why it is easy to miss.
Often it is still worth paying. If the cost of waiting beats what a mortgage would cost you, or you simply do not want that much capital locked up for three years, a long plan can be the right call. But that is a decision you make with both numbers in front of you, not a gift you accept because the monthly figure sounded small.
Three things people get caught by:
The instalments do not pause. They run whether or not the unit is tenanted, and whether or not the market softened that year.
The DLD fee is due up front. It is not deferred with the rest.
Service charges begin at handover and run alongside whatever you still owe.
Send us any payment plan you are weighing up and we will show you what it actually costs against paying earlier. No obligation, and we will tell you when the long plan is the better one.
