Each year, the UBS Global Real Estate Bubble Index offers one of the most rigorous readings of the world’s leading housing markets. Read closely, the 2026 edition highlights the fundamentals that continue to set Dubai apart.

— Around 10% average annual price growth over the past five years, adjusted for inflation: the strongest of the 23 cities analysed.
— Five years of average income to buy a 60 sqm apartment near the city centre. London requires 11; Hong Kong, 15.
— Sixteen years of rent to pay for an equivalent home, among the lowest price-to-rent ratios in the study. Zurich stands at 46.
— One of the few markets where the full, risk-adjusted cost of owning sits below the cost of renting.

Following an exceptional 2025, real prices stand 0.4% above their level a year ago, and UBS notes that Dubai’s structural advantages, including its strategic location and its standing as an international business hub, remain firmly intact.
